Landmark Commercial advised the principal shareholder of the
business in the clean up and restoration to market value of
a 15 acre scrap recycling site located in the Eisenhower Valley
area of the City of Alexandria, then under a long term ground
lease with a railroad. The site in question now houses the
new Albert V. Bryan federal courthouse in the City of Alexandria. |

Landmark Commercial represented the purchaser in the acquisition
of an environmentally impaired site purchased from a former
trucking and site development contractor. In behalf of the
contract purchaser, we brokered the contract of sale through
the court appointed trustee with the approval of the lender,
and subsequently coordinated the clean up of ground water
and contaminated soils in accordance with Virginia DEQ guidelines.
In obtaining a closure letter from the VDEQ, we were able
to restore the marketability and site plan approval status
of this 5 acre industrial site in the County of Fairfax for
the intended user. Recently leased to a local truck service
and towing contractor. |

Located in the Gainesville area of Prince William County,
we represented the purchaser in the coordination of wetlands
permits and authorization for offsite mitigation approved
by the U.S. Corps of Engineers, so as to enable the development
and resale of a 7.3 acre site zoned M-2 industrial. Landmark
arranged for the seller to obtain and pay for intermittent
streams and wetlands credits by acquisition of land in a USCOE
authorized wetlands bank, enabling the purchaser to proceed
to closing as provided in the contract. Property subsequently
sold for redevelopment. |

Landmark Commercial represented the seller in the coordination
of wetlands permits requiring offsite mitigation of intermittent
streams and wetlands areas to permit the development of 30
acres of light industrial and automotive dealership zoning.
The properties are located in the Town of Leesburg at the
intersection of proposed Battlefield Parkway and Leesburg
Pike. Although the property was zoned in 1991, the successful
marketing of the property requires compliance with current
environmental impact laws. The property's increase in valuation
associated with successful USCOE permitting was determined
by an MAI appraiser at nearly triple the purchase price as
of closing. Properties are currently in the entitlement and
marketing stages. |

Landmark Commercial represented the heirs of an extended family
on 15.88 acres of R-1 zoned land contiguous to the Vienna
Metro station, eventually assembled and sold as a part of
one of the most hard fought and celebrated zoning cases in
Fairfax County's recent past. Known as Vienna Metro West,
Pulte Home Corporation was selected as the developer of record
after we assisted the owner in creating an RFP process for
solicitation of competing development proposals. Pulte was
ultimately selected from a short list of numerous regional
and national builder/developers. After three years of plan
amendments, rezoning applications, and public hearings, the
Metro West property assemblage was eventually approved by
the Fairfax County Board of Supervisors in a hotly contested
land use case. The ultimate benefit to the family of the RFP
process was a selling price based upon approved mixed use
density with a price floor and no cap, which ultimately resulted
in a sales price at about twice the initial expectation. This
case established a new precedent for the value of additional
residential and mixed use density around Metro Stations on
the Orange Line in Fairfax County.
